Situated within a prime city block bordered by King Street, Marsden Street, Pall Mall, and Brown Street, the 7,900m² development seeks to breathe new life into one of Manchester’s iconic Grade II-listed buildings, combining its modernist heritage with cutting-edge design and sustainability.
A central component of this transformation is the creation of a new public space, Pollen Square, which reimagines the building’s urban presence.
The repositioned central entrance will provide improved accessibility, welcoming visitors through a striking two-storey glazed portal that enhances visibility and fosters a lively arrival experience.
At the heart of the redevelopment is the meticulous restoration of Pall Mall Court’s distinctive modernist façade. The cladding, a hallmark of the building’s design, has been painstakingly recreated to not only preserve its historic aesthetic but also to boost energy efficiency and airtightness. This effort included the innovative use of 3D-printed models to refine and test cladding joint designs, exemplifying the project’s commitment to combining heritage preservation with sustainable innovation.
Internally, the collaboration with Sheppard Robson’s interior design group ID:SR has yielded a fresh vision for the workspaces and amenities, while maintaining the building’s modernist language. Key materials have been retained to honour its history, complemented by contemporary updates that prioritise functionality and wellbeing.
The interior now includes state-of-the-art facilities such as a wellness studio, gym, secure cycle storage, high-quality showers, and changing areas, all designed to support a healthy and productive workforce.
Sustainability is central to the Pall Mall Court redevelopment, with the building’s common areas achieving net-zero carbon operation. The project also incorporates features that encourage a connection to nature and promote work-life balance, including a rooftop terrace, private lounge, contemplation room, and landscaped outdoor spaces.
