Land Acquisition by The Hill Group in Highly Desirable Rural Suffolk

Award-winning housebuilder The Hill Group has acquired 3.25 hectares of land in the historic East Suffolk village of Reydon to deliver a new residential development consisting of 55 attractive, energy-efficient homes, including 35% affordable housing. Situated to the south of Halesworth Road, the acquisition represents a rare opportunity to provide new housing close to the highly desirable coastal town of Southwold, which regularly features as one of the UK’s best seaside resorts.

The development will feature 36 two, three, four, and five-bedroom houses available for private sale, as well as an affordable provision comprising eight apartments and 11 two and three-bedroom houses. Among the affordable homes, six will be made available via Shared Ownership. 

The creation of new sports facilities at nearby Saint Felix School, a leading independent co-educational day and boarding school, is included as part of the development plan. The new amenities will include sports pitches and changing rooms, which will be made available for use by the local community.

The project will establish greater connectivity with the local area through a new thoroughfare, improved footpaths, and new cycle paths. A new pedestrian crossing will also be added for safer access to the development, along with the enhancement of existing roadside pavement. The site has a significant area of mature woodland, which will be made accessible to the public through the introduction of new nature trails and an open play area, in addition to a separate play area for younger children.

The homes at the development will include eco-friendly features such as air-source heat pumps and electric vehicle charging stations. Furthermore, each house will have a private garden, with a shared communal garden for residents in the apartments, plus parking spaces for each home and on-site visitor parking. Work is expected to start on site in early 2024 following the completion of the new sports facilities, and the first homes are estimated to be completed in the summer of 2025.
