Construction contract signed for landmark sustainable office repositioning near Fleet Street

Legendre UK has been appointed by Original Works as the main contractor for 10 Salisbury Square, delivering a landmark sustainable office redevelopment in the heart of the capital.

The six-storey office building will undergo a major upgrade, creating a net total of 54,000 sq ft of office space, including two new office floors. Offering best-in-class amenities and multiple roof terraces, the scheme, known as Oriel St Bride’s, will also feature a striking oriel window with views of the Grade I-listed St Bride’s Church.

A strong sustainability strategy sits at the heart of the development. The project will retain 90 per cent of the existing structure and employ low carbon construction techniques. All-electric MEP systems, openable windows and on-site renewables will help ensure the building achieves the highest standards of operational efficiency, with the scheme targeting BREEAM Outstanding and NABERS 5 Stars. Legendre UK has also committed to the project’s final as-built embodied carbon target for scope A1-A5 in accordance with the RICS Whole Life Carbon Assessment standard, further underlining the scheme’s rigorous approach to sustainability and Legendre’s growing expertise in sustainable construction.

The scheme has already been recognised for its environmental ambition, having been selected for the UK Net Zero Carbon Buildings Standard Pilot Testing Programme, positioning it among the projects helping to refine the Standard ahead of its application across the market.

Strategically positioned, within easy reach of both the West End and City, the redevelopment strikes a careful balance between respecting the site’s historic context and creating exceptional space for contemporary office occupiers. Located within the Fleet Street Conservation Area, the development sits on Salisbury Square, where more than £300 million is being invested in the creation of the new Justice Quarter and City Law Courts. As part of the scheme, St Bride’s Passage will be transformed through the introduction of extensive new greenery, delivering a welcoming oasis for the wider community and future tenants

10 Salisbury Square was the first asset acquired by Original Works, the joint venture behind the scheme, underlining the platform’s focus on bringing forward sustainable, future-facing office spaces that respond to both occupier demand and climate goals. Simten, one of the JV partners, is acting as development manager for the project, with completion scheduled for Autumn 2027.
