Rund Partnership Appointed to Support Grainger Plc and Network Homes on the Delivery of Build to Rent Development, Merrick Place

Rund Partnership has been appointed by Grainger and Network Homes on a multi-million-pound development in Southall, London. Construction is expected to commence in December 2021, with practical completion targeted in mid-2025.

Recognised for its exceptional consultancy services on Build to Rent (BTR) and affordable housing projects, Rund Partnership will provide Technical Due Diligence and Monitoring Surveyor services for Grainger, and Clerk of Works services for Network Homes at Merrick Place. The appointment comes at a good time for the specialist construction consultancy, which continues to experience business growth and success, recently celebrating the opening of a new office in Bristol, in addition to three previously established offices in London, Southampton and Birmingham. The expansion has been driven by a growing need for Rund’s multidisciplinary construction surveying services, in key cities in England.

Rund Partnership will provide services involving thorough research and analysis into the physical characteristics of the development, tracking any risks throughout all stages of the project and ensuring all building specifications are being delivered to the highest quality in respect of design, safety, workmanship, and installation. This work is addition to Rund’s involvement from the project outset, providing a Technical Due Diligence service to Grainger, reviewing all site specific technical and design information, and build contract documents.

Prior to the deal being agreed, our teams worked closely alongside Grainger’s internal team and legal advisors helping to ensure key risks across the full lifecycle of the building have been identified and mitigated within contractual agreements (Development Agreement and Land Sale Agreement) from the project outset.”

The 401 homes funded by Grainger will be located within three blocks operating as a standalone Build to Rent development, with Network Homes retaining 132 homes for shared ownership and 42 for affordable rent. Located adjacent to Southall Station, Merrick Place will also comprise 18,116 sq ft of office space, 3,541 sq ft of flexible commercial floor space, 5,253 sq ft of internal residents’ amenity and over 17,000 sq ft of external space.
