The Guinness Partnership and Caddick Construction welcome Mayor of Greater Manchester and the Leader of Stockport Council to mark the start of construction on new affordable homes at Edward Street
Caddick Construction Group has commenced building work on The Guinness Partnership’s latest £26.7m residential development on Edward Street, marking a step forward in the provision of new affordable homes in Stockport.
The start of construction was celebrated with a ground-breaking event at the town centre site where The Guinness Partnership and Caddick Construction were joined by Andy Burnham and Mark Hunter, Leader of Stockport Council.
This affordable housing scheme will provide 131 new one and two-bedroom apartments bringing much-needed affordable housing to the local community.
The new development at Edward Street will provide 63 homes for affordable rent and 68 for social rent and adds to the 12,000 homes managed by The Guinness Partnership in the Greater Manchester area, and their 65,000 homes across England.
The 11-storey development will host a range of amenities, including over 130 cycle storage spaces, EV charging points and landscaping and public realm improvements, with planting to promote biodiversity. Caddick Construction is due to hand over the completed scheme in summer 2025.
The Edward Street development has been part funded by Homes England and the Greater Manchester Combined Authority Brownfield Housing Fund.
Caddick’s role as main contractor for the development adds to the business’ extensive residential portfolio in the North West, which will see the business deliver over £40M of new residential development this year.
Edward Street also adds to Caddick’s work on behalf of The Guinness Partnership, which includes Kiwi Street in Salford and The Hedgerows in Pilsley (a joint venture with other housing associations in the Sheffield City Region).
Mayor of Greater Manchester, Andy Burnham said: “There is an urgent need for more genuinely affordable housing and homes for social rent, not just in Stockport but across the city-region and around the country.
“That is precisely why our Brownfield Housing Fund is helping to bring forward sites for redevelopment, enabling partners like Caddick and The Guinness Partnership to deliver new homes and support the renewal of our town and city centres, and it’s great to see that in action here at Edward Street.”

As well as 63 homes for Affordable Rent, we are pleased to be providing 68 homes for Social Rent which will help people currently on the housing register. All of the 131 new homes will be energy efficient, with an EPC rating of A or B, meaning they will be warm and affordable homes, as well as places people are proud to live.
