Cambium Square: Offering the Perfect Blend of Nature and Community in Cambourne

Cambium Square

On 19 September, the South Cambridgeshire Investment Partnership (SCIP) is launching Cambium Square, a stunning new landscape-led neighbourhood in the town of Cambourne, just 15-minutes west of Cambridge. Delivered through an equal partnership between award-winning and family-owned housebuilder The Hill Group and South Cambridgeshire District Council, the development’s design places green space at its heart and offers a stylish and sustainable collection of two to five-bedroom homes.

Providing something for every stage of life, Cambium Square is perfectly suited to a variety of prospective buyers, including downsizers, young professionals and growing families alike. For those with children, the development enjoys access to an exceptional choice of schools, including four ‘Good’ rated primary schools and two ‘Outstanding’ secondary schools close by.

SCIP is delivering a brand new, sustainable and well-connected neighbourhood. In total, Cambium Square will provide 256 low-carbon, private sale and affordable homes, along with a local amenity that could be in the form of a small shop, as well as a playground and parkland.

Situated just outside Cambridge, Cambium Square has been designed with sustainability and nature at its heart. Fruit-bearing trees, native hedgerows, wildflowers, an urban orchard and a dedicated foraging route complement retained woodland, enhancing biodiversity and encouraging residents to connect with both nature and their community. Rain gardens throughout the development will also capture and naturally redistribute rainfall to support trees, flowers and grasses. An entirely gas free development, all homes have been built with sustainability firmly in mind, with EV charging points and air source heat pumps providing renewable, gas-free heating.

Recreational space, play areas for children of all ages and a community square will help bring neighbours together, while flowering meadows, species-rich grassland and carefully selected native planting create striking visual appeal.

Rebecca Littler, Group Sales and Marketing Director at The Hill Group, comments: “We’re creating more than just new homes at Cambium Square – we’re building a community that residents will help shape from day one. With tree-lined streets, a community square, play spaces and woodland, this new neighbourhood will encourage people to spend time outdoors, connect with nature and enjoy a strong sense of community. The extensive green spaces and considered planting will create a distinctive sense of place, while the elegant housefronts, picturesque streetscapes and mews-style courtyards will make Cambium Square a place that people are proud to call home.”

Two four-bedroom show homes, designed by Suna Interior Design and Artspace Interiors Design, will be available for potential buyers to view – The Eden and The Maplewood.

Helen Fewster, Director at Suna Interior Design says: “Our vision for The Maplewood four -bedroom show home was to create a cool, vibrant family home that makes the most of its generous proportions to support a busy family lifestyle. The palette combines olive greens, warm ochres, rich timber and monochromatic elements to create a modern interior with a subtle retro edge – most apparent in the first-floor living room, where we’ve paired a large seating area alongside a relaxed spot for the family to play games and unwind together.”

Similarly, Artspace Interior Design was also looking to achieve a calm and relaxing space but also added elements to represent the local community.

“Our aim with The Eden four-bedroom show home was to make it feel both luxurious and easy to live in day-to-day – refined, but still welcoming,” said Mina Wilcock-Esfahani, Senior Designer at Artspace. “We built the palette around soft greens, light muted blues, warm neutrals and layered natural textures to create a calm, inviting feel throughout. Bespoke elements, including a custom-designed media unit in the family room and carefully chosen artwork, help each space feel unique and tailored rather than off-the-shelf. We also wanted the home to feel connected to its surroundings, so we’ve added considered nods to the community throughout, including locally sourced food and bathroom products.”

The new homes are also ideally connected for professional life. Cambridge city centre is a 24-minute drive from the development, with the bus journey also taking around 20 minutes. Cambridge Business Park is a 16-minute drive and Granta Park is a 28-minute drive. The A428 is just minutes away, offering easy access to the A1, A14 and M11. Those travelling by train have St Neots Station just under nine miles away, with services to Kings Cross St Pancras taking 57 minutes.

In addition, Cambium Square will benefit from dedicated walking and cycling routes, providing easy access to other parts of Cambourne – including direct access to the Cambourne Park Science and Technology Campus. The University of Cambridge is just a 16-minute drive away, further enhancing the development’s connectivity.

Residents will also be well placed to enjoy the area’s natural surroundings, with Cambourne Nature Reserve just six minutes away and the National Trust’s Wimpole Estate reachable in just 21 minutes by car.

Prices at Cambium Square start from £559,950 for a four-bedroom home, with just four-bedroom homes available in the first release. For more information, please visit https://www.hill.co.uk/cambium-square, email hello@cambiumsquare.co.uk or call 01223 657 366.
