A proposed new development in Cranleigh would deliver 79 new homes to the area and create more than 12 acres of publicly accessible open space.

Bellway Strategic Land has submitted plans to Waverley Borough Council for a 79-home development on land off Horsham Road.

The hybrid application is seeking full planning permission to demolish an existing dwelling and build 75 new homes on the 26-acre site. It is also seeking outline consent for four self-build or custom plots which would involve the conversion of two existing barn buildings.

The new homes would include a range of one and two-bedroom maisonettes and two, three and four-bedroom houses. There would be 51 properties for sale on the open market and 24 affordable homes for low-cost rent or shared ownership.

Madeleine Anderson-Wood, Bellway Strategic Land and Planning Manager for the South region, said: “There is a recognised need to increase the supply of private and affordable homes in Waverley Borough. Our proposals for the Horsham Road site represent a high-quality and sustainable development which would improve housing choice for local people.

“The homes have been designed to reflect the architectural styles and appearance of existing properties in the surrounding area, while the planned conversion and restoration of two existing barn structures provides the opportunity to create landmark buildings within the development.

“A major social benefit of the scheme will be the provision of more than 12 acres of public open space on land currently in private use, which equates to nearly 50 per cent of the site. This will include children’s play areas, wildlife corridors and a new cycle and pedestrian link through the site connecting Horsham Road to the Downs Link long-distance footpath.

“We are continuing to engage with the local community regarding our plans for this site which we believe will deliver wide-ranging benefits for Cranleigh and the surrounding area.”
